Open Book is operated by Half Ave Company LLC. It is an independent research tool and is not affiliated with, endorsed by, or acting for the New York State Attorney General, its Real Estate Finance Bureau, or any New York City agency. The official record of any offering plan is the one kept by the Attorney General.
Not an offer to sell
Nothing on Open Book is an offer to sell, or a solicitation of an offer to buy, any condominium unit, parking space, storage unit or other interest in real property. An offer can be made only by the sponsor, through the offering plan filed with the Attorney General. Half Ave is not a sponsor, selling agent or broker for any plan shown.
Not current availability
Plans describe what was offered at the time of filing. They do not establish what is currently available for sale. "Offered in the plan" does not mean "available for sale". Prices, unit counts, amenities, budgets and dates can change through later amendments, and units may already be sold.
Not legal or financial advice
Open Book does not give legal, financial, tax, investment or real estate advice, and using it does not create an attorney-client or any other professional relationship. Offering plans are legal documents. A real estate attorney should review any plan before you rely on it for a purchase or other decision.
Coverage is incomplete
Open Book searches only the plans and amendments currently indexed here. The Attorney General has not posted documents for every filing, and not every posted document is indexed. A missing result does not mean a feature or project does not exist. A plan is only as current as its latest amendment, and results marked Later amendments not searched may be out of date.
Automated processing can be wrong
Text is extracted automatically, often from scanned pages, and search results, matching snippets, parsed filters, unit and parking counts, locations and page numbers can contain errors. Always confirm against the original document at the cited page.
Images and maps are illustrations
Building images are 3D massing drawings generated from NYC Building Footprints (NYC Open Data), not photographs. Map locations come from NYC Planning GeoSearch and may be approximate. Neither shows a building's actual appearance, lot lines or legal boundaries.
Third-party data and links
Open Book relies on data from the Attorney General and New York City open data, which is provided by those sources "as is". Links to other websites are provided for convenience; Half Ave does not control and is not responsible for them.
