About Open Book

NYC condo offering plans, made searchable.

The answer is in the plan.

Before a sponsor can sell condominium units in New York, it generally has to file an offering plan with the New York State Attorney General. Those plans, and the amendments filed after them, contain the details behind a development: what was offered, how the building was structured, and what changed along the way.

The filings are public, but they are long PDFs spread across thousands of projects. Open Book helps you find those details across projects without opening every filing yourself.

How it works

Search across projects

Ask a question or search by building, address, plan ID, or topic. You can also narrow by borough or neighborhood, number of units, and parking.

See the evidence

Results show the matching language, the document it came from, and the page where you can check it.

Follow the amendments

See when a later filing may have changed what the original plan said.

Coverage

Open Book searches the plans and amendments currently indexed here. The NY Attorney General has not posted documents for every filing, so a missing result does not mean a feature or project does not exist.

• Full text searchable plans have at least one document read page by page. These show as green dots on the map.
• Plan record only plans have the Attorney General's summary data (name, address, unit and parking counts, dates) but no searchable text yet.
• When a plan has amendments we have not indexed, its result is marked Later amendments not searched. Always check the latest amendment on the Attorney General's site.
