Terms of Use

These terms govern your use of The Condo Book Project (the "Service"), a website operated by Half Ave Company LLC ("Half Ave", "we", "us"). By using the Service you agree to these terms. If you do not agree, do not use the Service.

1. What the Service Is

The Condo Book Project is a research tool that indexes and searches public condominium offering plans filed with the New York State Attorney General, together with related public data. It is provided for general information only. See the Disclaimers, which are part of these terms.

2. No Advice, No Offer

Nothing on the Service is legal, financial, tax, investment or real estate advice, and nothing on the Service is an offer to sell, or a solicitation of an offer to buy, any condominium unit, parking space, storage unit or other interest in real property. Half Ave is not a sponsor, selling agent, broker or law firm for any plan shown.

3. Accuracy

Content is drawn from public filings and third-party data and is processed automatically, including by reading scanned pages. It may be incomplete, out of date or wrong. You are responsible for checking the original filing and any later filings with the Attorney General, and for getting professional advice, before relying on anything you find here.

4. Accounts

Some features need a free account. You create one with an email address you control, and you sign in with links we email to you. Keep access to that email secure and don't share your sign-in links. You are responsible for what happens under your account. One account is for one person. We may suspend or close an account that breaks these terms.

5. Pro Subscriptions

Pro is a paid subscription that unlocks more of the Service. The price, billing period and features are shown before you pay. Sales tax is added where it applies. Payments are handled by Stripe.

We may change what Pro and free accounts include, including how many questions answered with AI each allows per month.

6. Acceptable Use

You may use the Service for your own research, including professional research. You agree not to:

7. Public Records and Our Content

Offering plans are public records. We claim no ownership of them. The Service's software, design, search index, summaries, map and images, and The Condo Book Project name are owned by Half Ave or its licensors and are protected by law. Short quotations with attribution to The Condo Book Project and to the original filing are fine.

8. Third-Party Sites

The Service links to the Attorney General's website, Google Maps and other third-party sites. We do not control them and are not responsible for their content, availability or practices.

9. Availability

Parts of the Service are free and parts need Pro. The Service and its features may change, pause or stop at any time, with or without notice.

10. No Warranties

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE", WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, COMPLETENESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE AND NON-INFRINGEMENT, TO THE FULLEST EXTENT PERMITTED BY LAW.

11. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY LAW, HALF AVE AND ITS MEMBERS, OFFICERS, EMPLOYEES AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA OR OPPORTUNITY, ARISING FROM YOUR USE OF OR RELIANCE ON THE SERVICE. OUR TOTAL LIABILITY FOR ANY CLAIM RELATING TO THE SERVICE WILL NOT EXCEED THE GREATER OF ONE HUNDRED U.S. DOLLARS (US $100) AND THE AMOUNT YOU PAID US FOR THE SERVICE IN THE TWELVE MONTHS BEFORE THE CLAIM.

12. Indemnity

You agree to indemnify Half Ave against claims, losses and costs (including reasonable attorneys' fees) arising from your breach of these terms or your misuse of the Service.

13. Governing Law

These terms are governed by the laws of the State of New York, without regard to its conflict-of-laws rules. Any dispute will be brought only in the state or federal courts located in New York County, New York, and you consent to their jurisdiction.

14. Changes

We may update these terms. The effective date above shows when they last changed. Continuing to use the Service after a change means you accept the updated terms.

15. General

If any part of these terms is found unenforceable, the rest stays in effect. Our failure to enforce a term is not a waiver. These terms, the Disclaimers and the Privacy Policy are the entire agreement between you and Half Ave about the Service.

Not Affiliated with the Attorney General

The Condo Book Project is operated by Half Ave Company LLC. It is an independent research tool and is not affiliated with, endorsed by, or acting for the New York State Attorney General, its Real Estate Finance Bureau, or any New York City agency. The official record of any offering plan is the one kept by the Attorney General.

Not an Offer to Sell

Nothing on The Condo Book Project is an offer to sell, or a solicitation of an offer to buy, any condominium unit, parking space, storage unit or other interest in real property. An offer can be made only by the sponsor, through the offering plan filed with the Attorney General. Half Ave is not a sponsor, selling agent or broker for any plan shown.

Not Current Availability

Plans describe what was offered at the time of filing. They do not establish what is currently available for sale. "Offered in the plan" does not mean "available for sale". Prices, unit counts, amenities, budgets and dates can change through later filings, and units may already be sold.

Not Legal or Financial Advice

The Condo Book Project does not give legal, financial, tax, investment or real estate advice, and using it does not create an attorney-client or any other professional relationship. Offering plans are legal documents. A real estate attorney should review any plan before you rely on it for a purchase or other decision.

Coverage Is Incomplete

The Condo Book Project searches only the original offering plans currently indexed here. It includes only initial offering plans filed from 2000 on. The Attorney General has not posted documents for every filing, and not every posted document is indexed. A missing result does not mean a feature or project does not exist. Later filings can change what a plan says. See Coverage and Accuracy.

Automated Processing Can Be Wrong

Text is extracted automatically, often from scanned pages, and search results, matching snippets, parsed filters, unit and parking counts, locations and page numbers can contain errors. Always confirm against the original document at the cited page.

Images and Maps Are Illustrations

Building images are 3D massing drawings generated from NYC Building Footprints (NYC Open Data), not photographs. Map locations come from NYC Planning GeoSearch and may be approximate. Neither shows a building's actual appearance, lot lines or legal boundaries.

Third-Party Data and Links

The Condo Book Project relies on data from the Attorney General and New York City open data, which is provided by those sources "as is". Links to other websites are provided for convenience; Half Ave does not control and is not responsible for them.

Recommendations and Referral Fees

Some lists include a firm we recommend from working with them, marked "Recommended". Recommended firms are not ranked or counted; the rankings come only from the offering plans. If you ask us for an introduction and later hire that firm, Half Ave may receive a referral fee. Introductions are free to you, and what you share in the form is sent only to us and, with the introduction, to that firm.

Privacy Policy

The Condo Book Project is operated by Half Ave Company LLC ("Half Ave", "we", "us"). This policy explains what information The Condo Book Project website collects and what we do with it. The short version: you can use much of the site without an account, and there are no ad trackers. There are two kinds of account: a free account and a paid Pro subscription. An account holds your email, your name, the role you picked and the buildings you save. Pro adds billing details, which Stripe handles. We keep a log of searches to improve the search. If you sign in, your searches are tied to your email so you can see your history and we can count your monthly questions. We use Google Analytics to see how the site is used, including what people search for, and it sets cookies to do that.

What We Collect

Nothing You Have to Give Us

You can search, read building pages and see rankings without an account, a name or an email address.

Free Accounts

When you create a free account, we keep:

We keep these details as a customer record at our payment processor, Stripe, even if you never pay. You sign in with a link we email to you, and a cookie keeps you signed in for up to 30 days. There is no password.

Pro Subscriptions

If you subscribe to Pro, you pay on a page run by Stripe. Stripe collects your card details, your name and your billing address. We use the billing address to work out sales tax. Stripe keeps your card, and we never see or store the full card number. On your account page we show what Stripe tells us: your plan, its status and renewal date, the card brand, the last four digits and expiry date, and your recent invoices. We also note which page you subscribed from. You change your card, change your plan or cancel on Stripe's billing page, which you reach from your account page.

Email Updates

If you choose email updates, your email address goes on our mailing list at Resend, the service that sends our email. You can turn updates off on your account page or with the unsubscribe link in any update.

Your Searches

When you search, your words and filters are sent to our database provider to run the search and return results. We keep a log of each search: the words you typed, the filters we read from them, how many results came back, how long it took, whether AI was used and what it cost, and the time. To limit how much AI one visitor can use, the log also holds a code made from your IP address that changes every day, so it can't be used to follow you from one day to the next. We don't store your IP address itself.

If you are signed in when you search, the log also holds your email address. We use it to show you your past searches and to count the questions you've asked this month. A free account includes a set number of AI questions each month, and Pro includes more. If you're not signed in, your searches aren't tied to your email.

Search words, filters and result counts are also sent to Google Analytics, as described below.

Questions Answered with AI

Some searches are read by an AI model from OpenAI, which turns the question into filters and, for some questions, reads pages from the offering plans to find the answer. We send OpenAI the words of your question and the plan pages, never your email address or IP address. We save the answer, with the quote and page it came from, so the next person who asks the same question gets it right away. Saved answers aren't tied to you.

Technical Logs

Like any website, the services that host The Condo Book Project receive standard request information, such as your IP address, browser type, the time of the request and the address requested. These providers keep this information in short-term logs for security, abuse prevention and troubleshooting.

Email You Send Us

If you write to us, report an error, ask for an introduction or sign up for updates, we keep your email address and message so we can reply, fix the problem or send the updates. An error report can include a screenshot of the page you were looking at, if you leave that option on.

Pages You Share

When you use the Share button, we email the page to the addresses you enter, along with your note and, if you leave that option on, a screenshot. If you're signed in, the email comes from your name and replies go to your email address. If you're not signed in, it shows the name you type and, if you give one, your email address for replies. We don't add the people you share with to any list. Your browser remembers the name and email you typed so you don't have to type them again.

Cookies and Tracking

The Condo Book Project uses Google Analytics to understand how the site is used: which pages are viewed, what people search for and how many results come back, which buildings and tabs are opened, which links are followed (for example to the Attorney General's site), how far pages are scrolled, and how fast pages load. Google Analytics sets first-party cookies to tell visits apart and receives your IP address, browser and device type, approximate location and the page that referred you. We do not send your name or email to Google Analytics, and we do not use it for advertising.

When you sign in, the site also sets two cookies of its own: one that keeps you signed in, and one that tells the page to show "Account" instead of "Subscribe". Both are removed when you sign out. If you subscribe to Pro, your browser also keeps a note that you're a subscriber, so Pro pages open without waiting. If you share a page while signed out, a cookie counts how many people you've shared with that day. It expires after a day.

You can block Google Analytics with your browser's privacy settings, a content blocker, or Google's opt-out browser add-on. The site works the same without it. The Condo Book Project does not use advertising trackers.

Third Parties the Site Connects To

Links to the Attorney General's website, Google Maps Street View and other sites take you to those sites, whose own privacy policies apply.

How We Use Information

Only to run and secure the Service, fix problems, respond to you, and comply with law. We do not sell or rent personal information, and we do not share it for advertising.

Public Records

The Condo Book Project displays public filings. Some filings name sponsors, their principals, attorneys and other parties as part of the public record. If you believe something displayed here should not be, write to us and we will review it.

Children

The Condo Book Project is not directed to children under 13, and we do not knowingly collect information from them.

Security and Retention

We use reasonable measures to protect information we hold. The search log can't be read from the public website. Emails are kept as long as needed to handle the request. The search log and your account are kept until you ask us to delete them. If you cancel Pro, your free account stays unless you ask us to delete it. Stripe keeps records of payments and invoices as long as the law requires, even after an account is deleted. No method of transmission or storage is completely secure.

Your Choices

You can use the site without signing in, and then your searches aren't tied to your email. On your account page you can change your role, turn email updates on or off, remove saved buildings, sign out, and manage or cancel a Pro subscription. You can ask us what information we hold about you, including your search history, or ask us to delete your account and search history, by writing to hello@halfave.co. Cancel any Pro subscription before you ask us to delete your account.

Changes

We may update this policy. The effective date above shows when it last changed.
