Methodology and data review
Source. Each plan's projected first-year budget (Schedule B) and unit table (Schedule A). These are the sponsor's projections for the condominium's first year, not current bills: budgets change once the board takes over, and owners' actual charges may differ. Real estate taxes are not included (see property taxes).
Coverage. Not every NYC condo: only new condominium offering plans the Attorney General accepted in the last 5 years (Oct 10, 2021 on), and of those only plans with a single first-year budget and a unit table we could read. Of the 1,001 NYC plans with homes accepted from Oct 10, 2021 through Aug 24, 2026, 520 qualify, one plan per building; 518 count in the figures and 2 are left out after review, shown in the comparison tool with the reason. Their acceptance dates run Oct 20, 2021–Aug 24, 2026.
Dates. Updated is the latest change to the figures' inputs (a budget's extraction, a unit table, or a review correction): Oct 9, 2026. Plan records were last checked against the Attorney General's site on Oct 7, 2026. Page built Oct 10, 2026.
Per unit. The budget's estimated total expenses divided by 12, times the homes' share, divided by the homes listed in Schedule A. So each building's per-unit figure is that building's own average charge per unit: larger homes pay more by their common interest, smaller ones less. The page's benchmarks are medians of these building figures.
Residential share only. Where a building also has commercial, community facility, parking or storage units, only the homes' share of the budget counts: the budget's own income line for residential common charges where it has one, otherwise the homes' common interest in Schedule A (used only when Schedule A's percentages are complete). Expenses allocated to those other units are left out.
Per SF. The homes' monthly share divided by the home sizes in Schedule A. When some sizes are missing, only the sized homes and their share count. When Schedule A gives no sizes, the building has no per-SF figure: missing area is left out, never counted as zero. That is why the two measures have different building counts (461 per SF, 518 per unit).
Medians and the middle 50%. Across buildings, one value per building, never across apartments: half the buildings are above the median and half below; the middle 50% runs from the 25th to the 75th percentile, interpolated between buildings. Only positive values count. A group of fewer than 5 buildings shows its rows and count but no median, range or above/below comparison; 5–9 buildings is marked Small sample.
Benchmarks. Borough and building-size groups are descriptive. They differ in many ways at once (location, size, amenities, staffing, age of the plan), so a difference between groups isn't caused by the group's label alone.
Filters. Borough and project type (new construction or rehab) come from the Attorney General's record. Neighborhood is the 2020 Neighborhood Tabulation Area (NYC Department of City Planning) that the building's map point falls in, so buildings near a boundary may sit in the neighboring area; 2 buildings with no map point appear only under the borough. Building size is the number of homes in Schedule A. Acceptance year is the year the Attorney General accepted the plan.
Comparisons. The comparison group is the set of buildings matching every filter chosen, nothing more; a selected building is left out of its own group. "Above" or "below" is the building's figure against the group median.
