Sub-Zero or Frigidaire? What Each Price Gets You in the Kitchen
The appliance package is one of the clearest signals of where a new condo sits in the market. We matched the fridge and cooktop brands in about 900 NYC condo offering plans filed since 2019 to each building's average price per apartment.
Walk into a new condo kitchen and the logo on the fridge tells you a lot. Every NYC condo offering plan lists the appliances that come with each apartment, often down to the model number. We pulled the refrigerator and cooktop brands from about 900 plans filed since 2019 and grouped buildings by their average offering price per apartment.
The Short Version
- Under $1 million per apartment: Frigidaire and GE lead.
- $1 million to $2.5 million: Bosch is the most common, with Liebherr, Fisher & Paykel and Bertazzoni close behind.
- $2.5 million and up: Sub-Zero and Miele fridges, Miele, Gaggenau and Wolf cooktops.
- Laundry is the exception: LG and Bosch lead at every price level.
Refrigerators
| Average price per apartment | Most common fridge brands |
|---|---|
| Under $1M | Frigidaire (25%), GE (11%), Samsung (10%), Liebherr (9%) |
| $1M–$2.5M | Bosch (17%), Liebherr (12%), Fisher & Paykel (12%), Frigidaire (10%) |
| $2.5M+ | Sub-Zero (23%), Miele (23%), Fisher & Paykel (15%), Gaggenau (13%) |
Notice Liebherr and Fisher & Paykel in the middle tier. Both make sleek panel-ready fridges that disappear into the cabinetry, a high-end look without the Sub-Zero price tag.
Cooktops and Ranges
| Average price per apartment | Most common cooktop brands |
|---|---|
| Under $1M | Frigidaire (23%), GE (18%), Bosch (12%), Samsung (10%) |
| $1M–$2.5M | Bosch (19%), Bertazzoni (13%), Miele (12%), GE (12%) |
| $2.5M+ | Miele (27%), Gaggenau (15%), Wolf (14%), Bosch (11%) |
Bertazzoni, the Italian range maker, is a favorite in mid-priced buildings: it gives a kitchen a pro-style look at a lower cost than Wolf.
At the top, 80 Clarkson and Paragon specify Gaggenau cooking appliances, and The Florian pairs a Sub-Zero fridge with a Wolf range.
The Extras
- Wine fridges appear in about 300 plans, and Sub-Zero makes nearly a third of them, followed by Miele, U-Line and Gaggenau.
- Microwaves are often built in. GE, Bosch and Miele lead.
- Range hoods are worth a look. Among plans that describe them, about 2 in 10 are recirculating, meaning they filter air and blow it back into the kitchen instead of venting outside.
Laundry Doesn't Follow the Rules
Even in buildings averaging $2.5 million or more per apartment, the most common washers are LG (27%) and Bosch (23%), with Miele third. Compact, reliable machines that fit a closet matter more than the logo. More in what NYC condos promise about laundry.
Tips for Buyers
- Look up the model numbers. The plan often lists them, and brands make both entry-level and top-end lines. A Bosch 300 Series and a Bosch Benchmark are very different appliances.
- Watch for "or equal." Many plans let the developer substitute "an equal or better" appliance. Ask what's actually installed.
- Check the cooktop fuel along with the brand. Many new buildings have no gas. See gas vs. induction in new NYC condos.
- Ask about warranties. Appliance warranties usually start at installation, which may be months before you close.

Where this comes from: refrigerator, cooktop, washer and other appliance specs in NYC condo offering plans filed since 2019. Price tiers use each building's total offering price divided by its residential units, as stated in the plan, so they're approximate averages, not the price of any one apartment. Percentages are shares of plans in each tier that name a brand. Updated October 2026.
