Gas Stoves Are Disappearing From New NYC Condos
For decades a gas range was standard in a new NYC condo. Not anymore. We tracked the cooktop in nearly 1,800 condo offering plans and found gas went from almost universal to a minority in about five years.
If you love cooking over a flame, here's something to know before you shop for a new condo in NYC: gas stoves are fast becoming the exception.
Every condo offering plan describes the kitchen appliances that come with each apartment. We pulled the cooktop from nearly 1,800 NYC condo plans and sorted them by the year the plan was filed. The shift is dramatic.
The Short Version
- Before 2020, more than 90% of new NYC condo plans specified a gas cooktop.
- In plans filed in 2025, only about 40% did.
- Induction went from a few percent of plans to about 1 in 6.
- Manhattan is leading on induction; Brooklyn's small buildings are switching mostly to standard electric smooth-tops.
Gas, Year by Year
| Year plan was filed | Gas | Electric | Induction |
|---|---|---|---|
| 2015 | 94% | 2% | 4% |
| 2018 | 95% | 3% | 1% |
| 2020 | 80% | 15% | 5% |
| 2022 | 76% | 19% | 5% |
| 2024 | 64% | 25% | 11% |
| 2025 | 40% | 42% | 17% |
The tipping point was 2025, the first year more plans specified electric or induction than gas.
Why Is This Happening?
Mostly, city law. Local Law 154 bans burning fossil fuels in most new buildings: it applies to buildings under seven stories that filed for permits starting in 2024, and to taller buildings starting in mid-2027. Many of the plans still showing gas were designed and permitted before those dates.
Local Law 97, which caps emissions from big buildings, gives developers another reason to skip gas entirely. And once a building has no gas line, there's no reason to run one just for the stoves.
Induction vs. Electric: Not the Same Thing
"Electric" in an offering plan usually means a radiant smooth-top: glass over a heating coil. Induction heats the pan directly with a magnetic field. It's faster, more precise, and the glass stays cooler, which is why serious cooks who give up gas tend to want it.
Where you buy makes a difference. Among plans filed since 2024:
- Manhattan: about half gas, a third induction, and just 15% standard electric.
- Brooklyn: about half gas, 40% standard electric, and only 11% induction.
- Queens: a little over half gas, with almost no induction.
Mid-size buildings (30 to 99 apartments) are the most likely to go induction, about 1 in 4.
What Induction Buildings Look Like
Induction shows up across price points, usually from premium European brands:
- 80 Clarkson in the West Village specifies a 36" Gaggenau induction cooktop.
- One Domino Square in Williamsburg also uses a Gaggenau induction cooktop.
- The Florian in Gramercy pairs a Wolf induction range with a Sub-Zero fridge.
- Lucent 33 in Astoria uses a Bosch 800 Series induction cooktop.
- 717 Grand in Williamsburg uses a Fisher & Paykel induction cooktop.
Tips for Buyers
- Want gas? Check before you sign. Search the offering plan's building description for "gas service." If the building is all-electric, there's no way to add a gas line later.
- Check your cookware. Induction only works with magnetic pots and pans. If a magnet sticks to the bottom, you're fine.
- Look at the model number. The plan often lists it. A quick search tells you whether you're getting induction or a basic radiant cooktop.
- Factor in the electric bill. In an all-electric building, cooking (and often heat and hot water) shows up on your own electric bill, not in common charges.

Common Questions
Do new NYC condos have gas stoves?
Fewer and fewer. About 40% of NYC condo offering plans filed in 2025 specified a gas cooktop, compared with more than 90% before 2020.
Are gas stoves banned in NYC?
Not in existing apartments. Local Law 154 bans fossil-fuel equipment, including gas stoves, in most newly constructed buildings, phasing in from 2024 for buildings under seven stories and 2027 for taller ones.
Is induction the same as electric?
No. Both run on electricity, but induction heats the pan directly with magnetism and is faster and more precise than a standard radiant electric cooktop.
Which NYC neighborhoods have the most induction condos?
Manhattan leads: about a third of Manhattan condo plans filed since 2024 specify induction, compared with about 1 in 10 in Brooklyn.
Where this comes from: the cooktop specified in about 1,750 NYC condo offering plans, grouped by the year the plan was first filed with the New York Attorney General. Percentages are of plans that describe the cooktop. 2026 figures are year to date. Updated October 2026.
