The SoHo Condo Market

Updated · 5 min read

Summary: What new SoHo condos actually close for and how fast buildings sell. New condos here are rare: a few small loft buildings, most of them big family-size homes.

What SoHo Condos Sell For

New SoHo condos rarely come to market, so this covers ten years: 14 new condos closed in 4 SoHo buildings at a median $5,123,412, or $2,481 per square foot. Most were two- and three-bedroom homes:

Sponsor closings (first deed for each new home, ACRIS), Sep 30, 2016 to Sep 30, 2026.

These are closing prices: the first recorded deed for each new home, matched to its unit in the offering plan. Resales are left out. With this few buildings, each one moves the medians, so there's no year-by-year trend to show.

How Fast SoHo Condos Sell

Of the 12 SoHo buildings whose sponsor closings began in 2015 or later, 10 have sold out. The typical one took 14 months from its first closing to its last, and its first closing came 17 months after the offering plan was accepted.

Why So Few New SoHo Condos

SoHo has had 57 condo plans with 717 homes since 2000, most of them accepted in the first condo boom. It now adds about 2 homes a year in plans accepted since 2023, against 63 a year in 2000–07, 97% fewer.
