New Manhattan Condos Filed in 2026

Updated · 6 min read

Short answer: So far in 2026, sponsors have filed 36 Manhattan condo plans with 1,572 homes, led by Upper East Side (7), TriBeCa (4) and East Village (3). 52% of those homes are in old buildings being converted or rehabbed, and none of the plans qualifies for 421-a or 485-x, so buyers should plan on full property taxes from the first bill. Almost none can sell yet: 4 have been accepted by the Attorney General and 32 are still under review.

Why None of These Get 421-a or 485-x

Three programs could cut a new building's property taxes. None of them reaches a Manhattan condo filed now:

So the property tax line in each Schedule A is the full bill. Older buildings nearby may still have a 421-a benefit running, so compare taxes, not just price. See how a condo property tax estimate works.

The HDFC co-ops are the exception. They're limited-equity co-ops under Article XI of the state's Private Housing Finance Law, supervised by HPD. They get lower taxes in exchange for income limits on buyers and HPD rules on resale. They're a different product from a market-rate condo, with different buyers.

New Manhattan Condos Filed in 2026, Newest First

14 of the condo plans, with 821 homes, convert or rehab an existing building rather than build new. That includes 4 of the 5 largest: 430 West 57th Street (193 homes), 1740 Broadway (183 homes), 419 Park Avenue South (111 homes) and 2600 7th Avenue (103 homes). The newest plan was filed Oct 5, 2026.

Another 9 plans (146 homes) were filed as HDFC co-ops, 8 of them in Harlem and northern Manhattan. They aren't condos, and they aren't counted here.

A plan that's pending has been filed but not yet accepted, so the sponsor can't sign contracts yet. Asking prices and common charges appear once the plan's price list (Schedule A) and budget (Schedule B) are read: so far 2 buildings with priced homes (median $2,940 per square foot) and 2 with a budget (median $50,796 per unit a year).

FAQ

How many new Manhattan condos were filed in 2026?

36 condo plans with 1,572 homes. 9 more plans were filed as HDFC co-ops, which aren't condos.

Which neighborhoods have the most?

Upper East Side (7), TriBeCa (4) and East Village (3). Most of the HDFC co-op filings are in Harlem and northern Manhattan, so counting them would push Harlem up the list.

Do new Manhattan condos get a 421-a tax abatement?

No. 421-a required construction to start by June 15, 2022. Its replacement, 485-x, excludes condos and co-ops in Manhattan, and the 467-m conversion incentive covers rentals only.

Which plans are counted?

Manhattan plans whose original filing date with the Attorney General falls in 2026, accepted or pending. HDFC co-ops are plans whose sponsor is a Housing Development Fund Corporation. Conversion or rehab is the construction type on the AG's plan record. Neighborhoods are as our data pages draw them, from each building's map point. Updated Oct 27, 2026.
