THE CONDO BOOK PROJECT

New Brooklyn Condos With Parking

Updated · 7 min read

Short answer: Since 2024, sponsors have filed 54 Brooklyn condo plans that include parking, 1,524 homes in all with 635 parking units, most of them in Williamsburg (6), Brighton Beach (5) and Bushwick (4). Large buildings were dropping parking well before City of Yes ended the mandates: among Brooklyn plans with 20 or more homes, the share with parking fell from 65% in 2015–19 to 48% in 2022–23 and 44% since 2025. Most new Brooklyn condos are small enough that they never owed parking at all.

The Parking Rules Behind It

City of Yes for Housing Opportunity, adopted by the City Council on December 5, 2024, split the city into zones. In the Inner Transit Zone, no parking is required for homes created after that date (Zoning Resolution §25-211). In the Outer Transit Zone, mandates were cut: an R6 building owes parking for 25% of its homes, an R5 building 35%, and R7A or R7B 15% (§25-222).

The bigger lever is the waiver in the same table. If the required count is at or below a cap, no parking is required at all: 15 spaces in R6 and R7A, 10 in R5. At 25%, that means an R6 building with up to 60 homes owes nothing. Most Brooklyn condos are far smaller than that, which is why so few have parking even where a mandate still exists. To see which zone a lot is in, look it up on the city's ZoLa zoning map.

Large Brooklyn condos were dropping parking well before the city ended its parking mandates. Of Brooklyn plans for 20 or more homes, 65% of those the Attorney General accepted in 2015 to 2019 included parking (125 plans). In 2022 and 2023, two years before City of Yes, it was already 48% (31 plans). Since 2025 it's 44% (25 plans). Across all Brooklyn plans the share with any parking went from 22% to 13%: most new condos here are small enough that they never owed parking.

The catch: a plan accepted in 2025 or 2026 was mostly designed and permitted under the old rules, so the full effect of City of Yes won't show until buildings permitted after December 2024 reach the Attorney General. Bottom line: in most new Brooklyn condos, parking is already the sponsor's choice, not a city requirement, and fewer sponsors are choosing it.

A plan that's pending has been filed but not yet accepted, so the sponsor can't sign contracts yet. Asking prices and common charges appear once the plan's price list (Schedule A) and budget (Schedule B) are read: so far 30 buildings with priced homes (median $1,145 per square foot) and 24 with a budget (median $5,502 per unit a year).

What to Check About the Parking

FAQ

How many new Brooklyn condos with parking were filed since 2024?

54 offering plans that include parking, 1,524 homes in all.

Do new Brooklyn condos still have to include parking?

Not near transit. Since December 5, 2024, homes in the Inner Transit Zone need no parking, and in the Outer Transit Zone the requirement was cut (25% of homes in R6) and waived when it comes to 15 spaces or fewer in R6. Small buildings almost never owe any.

Which neighborhoods have the most?

Williamsburg (6), Brighton Beach (5) and Bushwick (4).

Which plans are counted?

Brooklyn plans whose original filing date with the Attorney General is in 2024 or later, with at least one parking unit, accepted or pending. Neighborhoods are as our data pages draw them, from each building's map point. The trend compares plans by the year the Attorney General accepted them, since filing dates aren't recorded for most older plans. Updated Oct 27, 2026.
