THE CONDO BOOK PROJECT

The Top NYC Condo Developers, and What Each One Builds

Updated · 7 min read

Short answer: By number of buildings, the top NYC condo developers are Minerva Capital Holdings, Urban View Development Corporation, The Related Companies, Extell Development Company and Investmates, with 63 buildings between them. Counting buildings favors small-building firms: the leader's 15 buildings hold 67 homes, while Extell has 2,308 and Related 1,862. Each builds something different, from tiny brownstone-Brooklyn condos (Minerva Capital Holdings) and mid-priced buildings near the train (Urban View Development Corporation) to big Manhattan towers (Related and Extell) and boutique North Brooklyn buildings (Investmates).

Who Builds the Most NYC Condos?

Every new NYC condo is sold by a "sponsor," usually a company formed for that one building. Its offering plan says which development firm is behind it. We read those plans and counted the buildings each firm has filed a plan for: 837 firms in all.

Counting plans crowns the firms with the most small buildings, not the most homes. Price per foot doesn't sort them the way you'd expect either: Minerva's median brownstone-Brooklyn building, at $1,740 a square foot, sits above Related's overall median of $1,500, which is pulled down by its early-2000s towers.

Median price per square foot is the recorded closing price where at least three homes have closed, otherwise the developer's offering price, as filed and not adjusted for inflation; it covers the buildings with a price. Walking time is to the nearest subway entrance.

Transit doesn't separate them: each one's median building is a few minutes' walk from a station, like the citywide median of 5 min. (See how subway distance affects condo prices.)

Minerva Capital Holdings: Tiny Condos in Brownstone Brooklyn

A handful of homes on the best brownstone blocks. All 15 of its buildings are in Brooklyn, most in Park Slope (5) and Bedford-Stuyvesant (3). The median building has just 4 homes, and the largest 6. Some are new construction (9); the rest are conversions or renovations of existing buildings.

Its plans run from 2017 to 2025, and its prices have climbed with its neighborhoods to upper-middle and high-end Brooklyn. The median building is priced at $1,740 a square foot, well above the citywide median of $1,240, and its recent Park Slope buildings are its priciest.

Urban View Development Corporation: Mid-Priced Condos by the Train

Affordable new construction in neighborhoods on the way up. Most of its 14 buildings are in Brooklyn (11), led by Bushwick (6) and Ridgewood, and 12 are new construction. Its median building has 9 homes, larger than the other Brooklyn firms here, with the biggest at 28.

It's the mid-range option: a median $900 a square foot, the lowest of the five and below the citywide median of $1,240, and its median building is 4 min from the subway. Its plans run from 2017 to 2026, and its newer buildings have moved into pricier areas like Clinton Hill, Prospect Heights and the Upper East Side.

Big, master-planned Manhattan buildings with a mix of homes, offices, shops and amenities. Founded by Stephen M. Ross in 1972, Related started in affordable housing and grew into one of the city's largest developers of rentals and condos. Its condos in our records are all in Manhattan, with a median of 137 homes per building and the largest at 325.

The history shows in its plans, accepted from 2000 to 2021: early-2000s towers in Midtown and on the Upper West Side, including the condos at the Time Warner Center on Columbus Circle, then a concentration in West Chelsea and Hudson Yards (6 buildings), the neighborhood it built over the West Side rail yards. Its older buildings pull its overall median down to $1,500 a square foot, but its newer ones sell at ultra-luxury prices, a median of $2,860 a square foot for the 2 with a price on file since 2015.

Extell Development Company: Bigger, Taller, Pricier

Scale and height. Founded by Gary Barnett in 1989, Extell is best known for the supertall towers of Billionaires' Row on West 57th Street, including One57 and Central Park Tower. Its 11 condo buildings in our records are all in Manhattan, with a median of 151 homes, the most of the five, and the largest, One Manhattan Square on the Lower East Side waterfront, has 815.

Its plans run from 2005 to 2020, with the Upper West Side its most frequent address (4 buildings, including the Riverside Boulevard towers and 50 West 66th Street). Like Related, it builds more than one product: One Manhattan Square, with its hundreds of homes, is a very different building from its Billionaires' Row towers. Its older buildings put its overall median at $1,720 a square foot; its 3 priced buildings since 2015 have a median of $2,100.

Investmates: North Brooklyn Boutique

Small, new buildings in one corner of the city. All 11 of its buildings are in Brooklyn, and they're concentrated in just 2 neighborhoods: Greenpoint (8) and Williamsburg (3). The median building has 6 homes, and 10 are new construction.

Its plans were accepted from 2019 to 2023, a short, focused run, at a median $1,520 a square foot, above the citywide median but well below Manhattan luxury. Its median building is 4 min from the subway.
