The Williamsburg Condo Market
Summary: What new Williamsburg condos actually close for, how prices have moved and how fast buildings sell. Most are small buildings on side streets, not the waterfront towers, and the North Side sells for more.

How Fast Williamsburg Condos Sell
Of the 199 Williamsburg buildings whose sponsor closings began in 2015 or later, 140 have sold out. The typical one took 7 months from its first closing to its last, and its first closing came 11 months after the offering plan was accepted.

|---|---|---|---|---|
| 2015–19 | 74 | 47% | 10 months | 2% below list |

ACRIS sponsor closings through Sep 30, 2026, buildings whose first closing came in 2015 or later. Time to sell out runs from a building's first closing to its last, among buildings that have sold out. List: the sponsor's Schedule A price for the same homes.
- Buyers pay close to the list. The median building's first sales closed 2% below list: the sponsor's Schedule A price for the same homes, across 85 buildings we could match. 38% of them closed above list.
- Sellouts have slowed. 65% of buildings whose closings began in 2020–22 sold out within a year, against 46% for 2023 or later. 31 buildings still had unsold homes two years or more after their first closing.
Why Williamsburg's Condo Market Has Slowed
Williamsburg is one of Brooklyn's biggest condo markets, with 641 condo plans and 10,770 homes since 2000. But it adds far fewer homes than it used to: about 303 a year in plans accepted since 2023, against 597 a year in 2000–07, 49% fewer.
| Plan accepted | Plans a year | Homes a year | Typical buildinghomes | Asking $/sf |
|---|---|---|---|---|
| 2000–07 | 34273 plans | 597 | 12 | $614 |
| 2008–14 | 20142 plans | 417 | 8 | $707 |
| 2015–19 | 21103 plans | 314 | 7 | $1,198 |
| 2020–22 | 1338 plans | 128 | 7 | $1,464 |
| 2023–today | 2385 plans | 303 | 6 | $1,656 |
Accepted condo plans. Asking $/sf: the median building's first Schedule A price list.
- The big sites went first. The 2005 Greenpoint-Williamsburg rezoning opened the waterfront and old industrial blocks to apartment buildings, and the first boom built on them: the typical plan in 2000–07 had 12 homes. Since 2023 it has 6. The plan count has recovered from 2020–22, but each plan brings fewer homes.
- The 421-a tax break ended. New projects had to start construction by June 2022 to get it. 70% of Williamsburg plans accepted 2015–22 that name a tax program used 421-a; of the 8 accepted since 2023 that name one, 13% do. Without the break, buyers carry full property taxes from the start.
- Prices are higher. The median plan asked $614 a square foot in 2000–07 and $1,656 since 2023, and buildings now take longer to sell out (above).
More are on the way: 16 plans filed since 2025 are still under review (below). This post covers Williamsburg proper; East Williamsburg has its own post.
Where Williamsburg Condos Are, and the Walk to the Subway
Price per sf vs. the rest of Williamsburg
- +10% North of Grand St
- +13% Closest to Bedford Av (L)
- −6% Closest to the J/M/Z
- +5% 5 min or less to the subway
Outline: Williamsburg as our data pages draw it. Each dot is a plan; each square the nearest entrance of a station those plans walk to.
Williamsburg is served by four lines:
- L: Bedford Av, Lorimer St and Graham Av
- G: Metropolitan Av, Broadway and Flushing Av
- J, M and Z: along Broadway, at Marcy Av, Hewes St and Lorimer St
| Nearest subway | Lines | Condo plans | Walkmedian |
|---|---|---|---|
| Bedford Av | L | 128 | 6 min |
| Graham Av | L | 108 | 5 min |
| Flushing Av | G | 96 | 5 min |
| Metropolitan Av/Lorimer St | G, L | 94 | 3 min |
| Marcy Av | J, M, Z | 81 | 7 min |
| Lorimer St | J, M | 42 | 2 min |
Each plan counted once, at the station entrance with the shortest walk.
Walks are short. The median recent building is 5 minutes from a subway entrance, 63% are within 5 minutes and only 6% are more than 10 minutes away. More in subway distance and condo prices.
Prices Within Williamsburg: North Side, L vs. J
We compared each building's closings with the Williamsburg average in the same year, so rising prices don't skew the comparison:
| Part of the neighborhood | Buildings | Price per sfvs. the rest, same year |
|---|---|---|
| North Side (north of Grand Street) | 56 | +10% |
| Closest to Bedford Av (L) | 9 | +13% |
| Closest to a J/M/Z station | 6 | −6% |
| 5 minutes or less from the subway | 49 | +5% |
Sponsor closings since 2015, buildings with 2+ of them. Each sale is compared with Williamsburg's average $/sf that year; a row compares the median building inside the area with the median one outside it.
- The North Side sells for more. Buildings north of Grand Street sell +10% against the rest of Williamsburg (56 buildings).
- The L at Bedford Avenue leads. Bedford Av is the first stop in Brooklyn on the L, one stop from Manhattan, and buildings closest to it sell +13%. Buildings closest to a J, M or Z station sell −6%.
- Location matters more than the walk. Nearly every Williamsburg condo is close to a train (63% within 5 minutes), so a short walk barely sets a building apart: +5% for 5 minutes or less, against +13% for being near Bedford Av.
Amenities, Laundry and Doormen
What the offering plans accepted since 2015 include:
Amenities
45%have a shared amenity: gym, roof deck, bike room, package room or storage
Washer/dryer
41%include a washer and dryer in each home

8%have a staffed front desk
Plans accepted since 2015. Amenities: 115 new-construction plans; washer/dryer: 126 plans that say either way; front desk: 132 plans read.
- Elevators are common: 64% of the plans that say either way.
- Laundry: where no washer and dryer is included, the plan usually provides hookups (59%). More in washer/dryers in NYC condos.
- Few doormen: 3% have a 24-hour desk; 8% rely on a virtual doorman instead.
- Heat pumps are nearly universal (99%), so heating and cooling run on your own electric bill.
Common Charges
A typical new Williamsburg condo charges $544 a month per home (median of 63 plans accepted since 2015). Here's where it goes, next to Greenpoint and Boerum Hill:
| Per home, per month | Williamsburg | Greenpoint | Boerum Hill |
|---|---|---|---|
| Common charges a month | $544 | $665 | $711 |
| Staff | $35 | $38 | $104 |
| Insurance | $94 | $103 | $104 |
| Water & sewer | $72 | $81 | $89 |
| Heat, gas & electricity | $56 | $56 | $50 |
| Repairs & service contracts | $131 | $156 | $144 |
| Management fee | $36 | $88 | $77 |
| Reserves & contingency | $63 | $77 | $64 |
| Legal, accounting & admin | $56 | $65 | $74 |
| Amenities & other | $1 | $1 | $5 |
Plans accepted since 2015: the median first-year common charge per home (Williamsburg 63, Greenpoint 38, Boerum Hill 15 plans), split by the average share of each Schedule B budget line (63, 38, 14 budgets).
The biggest pieces are repairs & service contracts ($131) and insurance ($94). Williamsburg costs less than Greenpoint ($665) and Boerum Hill ($711); the biggest gap is the management fee, and few buildings here pay for a doorman. Compare with common charges across NYC.
